Forward Exchange
In a forward exchange (also known as a delayed exchange), you’ll first sell your current investment property (“relinquish the property). The proceeds from that sale are then held by a Qualified Intermediary until they’re used to purchase your replacement investment property within 180 days of the sale (“replacement property”). With this strategy, you defer paying capital gains taxes until the replacement property is sold without an exchange, allowing you to put that money to work in the meantime.

Reverse Exchange
A reverse exchange may be needed when you’re unable to close on the property you’re selling in time to purchase a new investment property. Despite the term "reverse exchange" suggesting that the exchange begins when you purchase your new property, in practice, you won’t swap properties in this order. Instead, you must involve a third party, referred to as an Exchange Accommodation Titleholder (EAT). EATs are limited liability companies that temporarily hold title to either the new property (replacement property) or the one being sold (relinquished property). This arrangement ensures compliance with specific tax regulations governing property exchanges.

Improvement Exchange
In an improvement exchange (sometimes called a construction or build-to-suit exchange), you can use your 1031 exchange funds to make improvements on your replacement investment property. Because the IRS requires that improvements be completed before you take ownership, the property must be held by a third-party Exchange Accommodation Titleholder (EAT) during the process. This structure allows you to reinvest more strategically while still meeting the strict timing and regulatory requirements of a tax-deferred exchange.
